Vacation Rental Policies

Nantucket's peak season runs from mid-June through Labor Day. If you plan to visit the island during the summer months it is best to start your search for a Nantucket vacation rental early. Below are some other things to keep in mind as you plan your vacations.

How long can I stay?
While we welcome you to stay as long as you like, vacation rentals typically last one or two weeks during the peak season. Most vacation rental homes turnover on Saturdays with smaller numbers of homes having turnover on Friday or Sunday. If you require a check-in on a specific day of the week please  check with your Beacon agent.

What is the cost to rent a house on Nantucket?
Beacon Real Estate is a full-service real estate sales and rental brokerage and as such we work with hundreds of homeowners and thousands of vacation renters every year. Each home and every vacationer is different and the prices for vacation rentals on Nantucket equally varied. When will I have to pay?
Upon signing your lease you will owe 50% of the lease amount plus a $50 service fee. Your second payment, due a minimum of 60 days before check-in, is comprised of the last 50% of the rent plus a security deposit which is typically 10% of the lease amount. Check with you rental agent or read your lease for further details.

What is the security deposit and will I get it back?
Your security deposit is fully refundable. The security deposit is held to protect against any monetary losses to the homeowner might incur as a result of your stay. Costs to repair damage to the property and excessive cleaning bills are examples of items that may be deducted from the deposit but it should be noted that your liability is not limited to the amount of your security deposit. Your security deposit, less any deductions, will be returned to you within 60 days of your departure from the property.

What do I need to bring with me?
Nearly all of the vacation rental properties represented by Beacon Real Estate are fully equipped with bath linens, sheets, beach towels and a full array of kitchen equipment. However, it is recommended that you speak with your Beacon agent for details about what is included in price for a particular property.

What is the cost for Beacon Real Estate's services?
Beacon Real Estate is an agent of the homeowner. We work for many homeowners to rent their property and with you to help find the property which best fits your needs and budget. Our fee is paid for by the homeowner, however upon signing a lease you will pay a $50 service fee to Beacon Real Estate together with your first rent payment.

Can I bring my dog if she is super cute?
Maybe. Many homeowners do not allow tenants to bring their pets (even if they are very cute and well behaved). Check with your Beacon Real Estate agent to see if there are any pet-friendly homes available.

What time is check-in and check-out?
Most properties are made ready for check-in at 3:00 PM and check-out is typically 9:00 AM. The hours between check-out and check-in are required by the cleaning service to prepare the house for the next tenant. Please check with your Beacon Real Estate agent or read your lease for further details.
